When you let your property through Chilterns we will:

  • Visit the Premises and provide you with a detailed open market appraisal.
  • Carry out a thorough inspection of the property and give advice and guidance on ‘Getting Ready to Let’
  • Arrange for an Energy Performance Certificate to be prepared by a Domestic Energy Assessor.
  • Prepare a full marketing brochure with colour photographs and a floor plan.
  • Fully market the premises ‘To Let’ through Chilterns network of offices and erect a prominent ‘To Let’ board.
  • Advertise on major property websites including www.rightmove.co.uk; www.onthemarket.com; www.guildproperty.co.uk and www.chilterns.co
  • Accompanied Viewings.
  • Negotiate tenancy terms with prospective tenant(s).
  • Take a Holding Deposit equivalent to one weeks rent from a tenant to reserve the property whilst undertaking references. This holding deposit will either form part of the security deposit or first months rent where the tenancy proceeds.
  • Take up references including contacting previous landlord, ‘‘Right to Rent’ and credit checks.
  • Arrange an independently prepared Inventory and Schedule of Condition report.
  • Arrange a Gas Safety Certificate if required by an accredited Gas Safe Engineer.
  • Arrange a Legionella Risk Assessment as required by the Health & Safely Executive.
  • Arrange an electrical check to comply with the Electrical Safety Standards in the Private Rented Sector (England) Regultions 2020.
  • Prepare a comprehensive Tenancy Agreement setting out the rights and obligations of both parties including any special terms that have been agreed.
  • Retain a deposit paid by the tenant(s) as stakeholder against damage, breach of the Tenancy Agreement or any other outstanding charges owed by the Tenant. Under the Tenant Fees Act this is capped at five weeks rent (or six weeks rent where the annual aggregate rent exceeds £50,000) and where we hold a deposit it will be registered with the TDS (Tenancy Deposit Scheme).
  • Document the meter readings at the start of the tenancy and advise the relevant utility companies as well as the local council tax authority.
  • The lettings process follows strict compliance guidelines in accordance with current regulations and legislation.
